Persimmon Hill — Olathe, KS
Persimmon Hill is one of the larger established neighborhoods in western Olathe — about 587 homes built between 1979 and 2019, with a community lake, three swimming pools, tennis courts and 35 acres of greenspace and trails run by a self-managed homes association — in the Olathe USD 233 school district, close to Lake Olathe and Prairie Center Park.
Persimmon Hill sits in western Olathe, Kansas, in the 66061 ZIP, and was built out in numbered plats over roughly four decades. The original Persimmon Hill declaration was recorded with Johnson County in July 1978 by Bleakley Development Co., and later plats (recent listings cite Persimmon Hill V and Persimmon Hill IX) carried construction through 2019. Today it is a resale neighborhood with an unusually full amenity package for its era. The figures below draw on Persimmon Hill’s own recent Heartland MLS records; where the sample is small, we say so.

Why buyers look here
Persimmon Hill offers something that is hard to find in an established, moderately priced Olathe neighborhood: a real amenity package. The homes association owns a community lake, three swimming pools, tennis courts, a playground and 35 acres of maintained greenspace with walking trails, and the 2026 assessment for all of it is $400 a year. Lots are larger than in most newer subdivisions — recent listings run from roughly 8,800 to 15,600 square feet, with a median near 12,800 — and several sit on cul-de-sacs. Lake Olathe Park and Prairie Center Park are both a short distance away.
Homes, builders & pricing
Because the neighborhood was built across four decades, there is no single builder; the newest homes date to the 2010s (Prieb Homes appears on a couple of the most recent records), while the core of the neighborhood dates to the 1980s and 1990s. Across the 16 recent Heartland MLS records the homes run from about 1,324 to 3,838 finished square feet (median roughly 2,255), with three to five bedrooms (most have four), two- or three-car garages, and a mix of front/back splits, two-story, side/side split and ranch plans, mostly with traditional exteriors.
Recent closings tracked through DataMaster — 12 Persimmon Hill sales between May 28 and August 24, 2026 — show a median sold price near $412,500 (range about $310,700 to $529,900), or roughly $189 per finished square foot. That is a directional figure given the small, recent sample.
HOA
Persimmon Hill First Homes Association is run by an elected volunteer board rather than a management company. The 2026 regular assessment is $400 per home, billed annually; after February 1 a $20 late fee applies and pool access is restricted until dues are current. Dues fund the community lake, the three pools, the tennis courts, the playground and the 35 acres of common greenspace and trails. The recorded declaration and deed restrictions are posted on the association’s website; the original 1978 declaration names Bleakley Development Co., Inc. as declarant. We can pull the recorded covenants for a specific home before you write an offer.
Note that Persimmon Pointe and Persimmon Court are separate, neighboring subdivisions with their own associations and their own listing records — figures on this page apply to Persimmon Hill only.
