Living in Mission Woods
Mission Woods at a closer look
About Mission Woods
Mission Woods is a small residential community in northeast Johnson County, part of the close-in, established side of the county near Kansas City. Homes here rarely come up often, so working with a team that watches the area closely helps.
City rules
Can I do that in Mission Woods?
The questions buyers ask before the fence goes up, straight from Mission Woods code and permit pages. Rules change and HOA covenants can be stricter, so confirm with the city before you build.
Building permits and inspections
Mission Woods has no full-time staff and contracts with the City of Westwood for building and codes oversight. Apply and pay for permits and licenses online through the city's GovBuilt portal.
Trees
Removing a healthy tree needs Architectural Review Board approval. Owners care for trees based on their property; the city maintains trees within seven feet of the front curb but doesn't pay for replacements.
Exterior lighting
Exterior lighting needs Architectural Review Board approval, and so does holiday lighting that is bigger than, or out of step with, the rest of the neighborhood. The Griswolds would need a hearing.
Pets
Up to two dogs and two cats per household. Register pets at City Hall at the start of each year with proof of vaccinations; dogs stay on your property or on a leash.
Renting out a home
A home occupied by anyone other than the owner or the owner's immediate family needs a city rental license. Licenses expire March 31 of the following year; renewal takes an application, a fee and a passing inspection.
Street parking
Parking is allowed on one side of the street only, and overnight street parking from 2 a.m. to 6 a.m. is prohibited.
Garage and estate sales
A permit is required, and cleanup afterward is part of the rules. Get the details from the city clerk.
Yard and political signs
Sign size, number and duration are limited. Political signs may go up 30 days before an election, open-house arrows only from 30 minutes before to 30 minutes after the event, and For Sale signs may stay up.
Fences
Backyard fences in Mission Woods generally cannot be taller than six feet and cannot extend beyond the rear line of the house. If the two sides differ, the finished side must face the neighbor. Fences and walls, both freestanding and retaining, also need Architectural Review Board approval before work starts.
Sheds and accessory buildings
Garden storage houses and any new freestanding structure, such as a detached garage or gazebo, need Architectural Review Board approval. Approval must come before the city issues a building permit, and work done without prior approval that is allowed to stay carries a special fee of $500 or 5 percent of the cost, whichever is greater.
Swimming pools
Swimming and lap pools, whether in ground or above ground, need Architectural Review Board approval in Mission Woods. Get ARB approval first, then apply for the building permit through the Westwood GovBuilt portal.
Solar panels
Solar panels and skylights count as alterations to a house and need Architectural Review Board approval before installation. The ARB chair can often approve a request without a hearing.
Exterior paint colors
Changing the color of a house or its trim needs Architectural Review Board approval. Repainting in the same or a very similar shade counts as a minor alteration and does not.
Trash and recycling
The city contracts with Waste Management for curbside trash and recycling on Friday mornings and yard waste on Mondays year round, and Crush Glass picks up glass on the 1st and 3rd Fridays. Set carts out after dusk the night before pickup. Service is paid for through city taxes, and the city holds one large-item pickup each year.
Leaf pickup and street sweeping
The city aims for three to four curbside leaf pickups each fall and gives advance notice of each one. Streets are swept as needed, usually about every other month.
Noise
A city noise ordinance limits unnecessary noise and sets allowed hours for categories such as construction, landscaping and animal sounds. Barking dogs and noise from animals left unattended are covered too.
Door-to-door solicitation
Door-to-door solicitors must register with the city for a permit, and residents may ask to see the permit and ID. Concerns go to the Westwood Police non-emergency line at 913-362-3737.
Lawn and home upkeep
City ordinances require lawns, gutters, windows and driveways to be kept in good repair. The city suggests comparing your curb appeal with your neighbors as a practical gauge.
Bulky item pickup
Mission Woods schedules one annual curbside pickup for large items that don’t fit weekly trash; items must be at the curb by 7 a.m., and construction dumpsters and hazardous waste are excluded. Outside that day, residents can book a paid one-time pickup with Waste Management several days in advance.
Household hazardous waste
Oils, solvents, pesticides, flammables and many household chemicals may not go out curbside. They must go to a designated site; residents schedule an appointment through Johnson County’s Household Hazardous Waste program.
Fireworks
Mission Woods bans making, storing, selling, using or setting off fireworks (sparklers, firecrackers, Roman candles and similar devices) anywhere in the city. The only exception is a public display approved by the City Council, applied for in writing with the City Clerk at least 30 days ahead and handled by an operator approved by the police and fire district chiefs (City Code Chapter 7, Fire Protection, Article 2). Violations are a misdemeanor with a $10 to $100 fine and/or up to 30 days in jail.
Open burning
No outdoor fire may be lit in Mission Woods without a permit from the fire district chief, except in a container made for cooking that burns charcoal briquets, fireplace logs no longer than 24 inches, or approved natural gas (City Code Chapter 7, Fire Protection). Permitted fires must be attended at all times with a garden hose hooked up nearby, and burning anything on a paved street is prohibited.
Chickens and farm animals
Mission Woods city code § 2-107, “Keeping of Livestock or Fowl Prohibited,” bars keeping livestock or fowl (such as chickens) in the city.
Setbacks and lot coverage
In the R-1 Single Family Residential district, homes are limited to two stories and 30 feet, with setbacks of 30 to 35 feet in front, 6 feet on each side, 15 feet in the rear and 15 feet from a corner side street. Buildings and parking together may cover no more than 60% of a lot, and new lots need 60 feet of frontage and at least 7,500 square feet (City Code Chapter 12, Article 4, Zoning Regulations).

Living in Mission Woods
Mission Woods history, jobs and parks
A little history
The first home in the area was a log house built in 1860 by Alexander Johnson, whose family served the nearby Shawnee Indian Mission for more than 20 years. The land stayed in the Johnson family until 1926, when a section was sold to expand Mission Hills Country Club; the club had to sell it during the Great Depression. In 1938, J.C. Nichols bought the land, described as “a choice bit of tree-studded ridged fairways,” and named it Mission Woods for the historic mission and the wooded setting. The city incorporated in 1949, the same year as Fairway, Westwood, Westwood Hills and Mission Hills. It is the smallest city in Johnson County, spanning just four streets, so giving directions rarely takes long.
Where people work
The city's economic base is a short row of office buildings on Shawnee Mission Parkway at State Line Road. Karbank Real Estate Company, founded in 1950, has its headquarters in the Barney Building at 2000 Shawnee Mission Parkway and develops and manages the neighboring 1900 Building, a mixed-use office, event and restaurant property. Karbank's newest project, the three-story, 33,625-square-foot 1957 Building at 1957 W. 51st St., broke ground in 2025 and is slated for completion in fall 2026. The University of Kansas Health System, with its main hospital in nearby Kansas City, Kansas, and a campus in Westwood, is a major regional employer close by.
Parks & outdoors
- Loose Park (Kansas City, MO) — 74-acre park at 5100 Wornall Rd. with the Laura Conyers Smith Municipal Rose Garden (about 3,000 roses), a Japanese Garden, a lake, tennis courts, a sprayground and a walking trail.
- Joe D. Dennis Park (Westwood) — Westwood park near Rainbow Boulevard, chosen in August 2026 for up to $3 million in Variety KC Ten Parks Project funding for a fully accessible park.
- Shawnee Indian Mission State Historic Site (Fairway) — 12-acre National Historic Landmark at 3403 W. 53rd St., where the mission school opened in 1839; the City of Fairway maintains it.
