Ranch Villas at Prairie Farms: about $300–$410 a month ($3,600–$4,920 a year). That is a maintenance-provided product: dues cover building maintenance, lawn maintenance, roof repair and replacement, snow removal and property insurance, plus the same amenities. The villa dues are higher because they are buying back your Saturdays, not because the community charges villa owners more for the pool.

The Ranch Villas run a higher effective rate (about 1.41%) on a lower price — roughly $546 a month in tax — but the real difference is the maintenance-provided dues at about $300 a month, for an all-in carry near $846 a month.
