Trail View is a new acreage subdivision on the south side of East High Street in Baldwin City, Kansas (66006), platted as Trail View Estates and approved by the City Council on January 2, 2024, along with a subdivision development agreement. The public-improvement plans on file with the city, prepared for a 1787 N 250 Road site and dated October 2023, lay out 38 residential lots of 1.00 to 1.54 acres around three streets — Settler Lane, Wagon Road and Trail View Circle, with Blackjack Lane on the east side and Trail View Drive and Trail View Court also in use on listings — plus a 4.2-acre tract that keeps an existing pond as detention. The plans show the site moving from agricultural (AG-1) to residential (R-1A) zoning. Lots went on the market in 2025 and the first spec home listed in spring 2026. The city reported in January 2026 that entrance signage had been installed.

Restrictions on the lots require a minimum of 1,700 square feet and allow either a full foundation or slab construction. With 38 platted lots and the first spec listed in 2026, the subdivision is in its earliest build-out: the plat on the entrance sign, photographed in September 2026, marked about six lots sold and five more as spec homes.

Setting & location

Trail View sits on the south side of East High Street in Baldwin City, with an existing pond preserved on the tract at the center of the plat. Baldwin City is in southern Douglas County on U.S. 56, about 15 miles southeast of Lawrence. The town is home to Baker University (founded 1858), a brick-street downtown, the Santa Fe Trail route (in use 1821–1880, per the markers in the city’s Trail Park), the Midland Railway heritage line and the Maple Leaf Festival each October.
