Methodology
How we built these numbers
Source: Heartland MLS closed sales exported by Wingman Real Estate – The Shopper Team, 2016 through October 14, 2026, de-duplicated by MLS number. Only single-family homes with a sale price above $40,000 are included.
Rankings, HOA, new construction, budget and tax showdown: January 2024 to October 2026 sales; cities with 60+ sales (150+ for charts). Seasonality: all 10 years, by month of closing.
Definitions: Median annual property tax is the total yearly tax reported in MLS at sale (it may reflect the prior tax year; new construction can show land-only tax). Effective tax rate = tax ÷ sale price. Price per square foot uses total finished square feet. HOA dues are annualized from the reported fee and frequency. “New build” = built within the year of sale or the year before. Days on market is MLS days on market.
Limits: Lawrence includes only sales reported through Heartland MLS. Numbers are medians, not quotes or appraisals. Information deemed reliable but not guaranteed. Last updated October 14, 2026.
