Look past the staging

A well-presented home is designed to make you feel, not think — and feeling is fine, as long as thinking follows. Before you commit, look past the fresh paint and staged furniture to the bones of the house: the roof, the HVAC and water heater, the foundation, and the plumbing and electrical. These are the expensive systems, and a good inspection tells you their condition and remaining life.

Cosmetic issues are cheap to fix and shouldn’t scare you off. It’s the systems and structure that deserve your attention and, if needed, a specialist’s.

Know the whole cost of ownership

The price is only part of what you’ll pay. Property taxes, homeowners insurance, and any HOA dues are part of your monthly cost, and they vary widely across the metro. Ask for the full monthly payment on any home you’re serious about, so you’re comparing true costs rather than sticker prices — and so there are no surprises after closing.

Verify the things you’re assuming

Buyers get burned by assumptions: that a home feeds a particular school, that the commute is reasonable, that the quiet street stays quiet. Verify them. Pull the current school-attendance boundary for the exact address from the district’s official source, drive the commute at the hour you’d actually drive it, and visit the area at different times of day. Assumptions are free; verifying them is cheap; being wrong is expensive.

How we help

We walk homes with a checklist and a clear head so your excitement doesn’t cost you. We’ll flag what matters, help you get the right inspections, and make sure the home you love is one that loves you back after closing.

Questions People Ask

Frequently Asked

What should I check before buying a home?

Focus on the expensive systems — roof, HVAC, foundation, plumbing, electrical — via a thorough inspection; understand the full monthly cost including taxes, insurance, and HOA; and verify your assumptions about schools, commute, and the area.

What home problems are the most expensive to fix?

Structural and mechanical issues: foundation, roof, HVAC, plumbing, and electrical. Cosmetic issues like paint and flooring are cheap by comparison, so weigh them very differently.

How do I avoid surprises in my monthly payment?

Ask for the full payment — principal, interest, property taxes, insurance, and any HOA dues — on any home you’re serious about. These vary across the metro and are easy to overlook if you only look at the price.
